Google Backs TeraWulf’s $19B Anthropic Deal: Credit Support and Project Finance Risks

TeraWulf secures Google's credit backing for a $19 billion, 20-year lease with Anthropic, using Alphabet's AA+ rating to lower financing costs. The deal, however, won't contribute to earnings until late 2027, highlighting the long-term nature and concentration risks of AI infrastructure project finance.

Google Backs TeraWulf’s $19B Anthropic Deal

TeraWulf has signed a credit support agreement with Google, leveraging Alphabet’s AA+ rating to price project debt and enhance financing eligibility for a 20-year lease deal with Anthropic valued at $19 billion. The lease, however, won’t begin delivering until late 2027, meaning near-term impact on earnings is effectively zero.

Deal Structure and Credit Enhancement

The agreement effectively wraps TeraWulf’s project debt in Google’s high-grade credit, allowing the data center operator to access cheaper capital. This structure is reminiscent of project finance in renewable energy, where a parent company guarantee reduces borrowing costs. For TeraWulf, a former Bitcoin miner pivoting to AI infrastructure, the deal provides a lifeline to fund its ambitious buildout without diluting equity.

However, the $19 billion figure represents total lease payments over two decades, not an upfront cash infusion. TeraWulf will need to invest significantly in infrastructure before receiving any revenue. The credit support likely comes with covenants and conditions, tying TeraWulf’s operational performance to Google’s guarantee.

Implications for the AI Infrastructure Race

This deal underscores the insatiable demand for AI compute and the scramble to secure power and data center capacity. By aligning with Google, TeraWulf gains credibility and access to capital markets. Yet, the reliance on a single tenant (Anthropic) and a single guarantor (Google) concentrates risk. If Anthropic’s fortunes falter or Google withdraws support, TeraWulf could face severe financial strain.

Moreover, the long lead time to revenue means investors must be patient. The market may initially reward TeraWulf’s stock on the announcement, but sustained performance will depend on execution and the evolving AI landscape.

Forward-Looking Perspective

As AI models grow larger, the need for specialized infrastructure will only increase. TeraWulf’s deal with Google and Anthropic positions it as a key player in the AI supply chain. However, the project finance structure introduces complexity and potential pitfalls. Investors should monitor construction milestones, Anthropic’s funding stability, and Google’s ongoing commitment. If successful, this model could become a template for other crypto miners transitioning to AI hosting.
