Figure Acquires Real Estate Lender Kiavi, Bolstering Tokenized Mortgage Pipeline via Figure Connect

Figure Technology Solutions completes acquisition of real estate lender Kiavi, integrating its operations into Figure Connect to expand tokenized mortgage offerings. The move highlights the growing convergence of traditional real estate lending with blockchain-based RWA tokenization.

Figure Completes Acquisition of Kiavi, Integrating Real Estate Lending into Figure Connect

Blockchain-native capital markets firm Figure Technology Solutions (NASDAQ: FIGR) announced the completion of its acquisition of real estate lending platform Kiavi, gaining its technology, operations, and a portion of its assets. The deal marks a significant step in Figure’s strategy to bridge traditional real estate lending with blockchain-based settlement and tokenization.

Industry Analysis: The Convergence of Real Estate and Blockchain

This acquisition is not merely a corporate consolidation—it is a strategic play to expand Figure’s tokenized asset ecosystem. By folding Kiavi into its Figure Connect platform, Figure aims to streamline the origination, servicing, and financing of residential real estate loans, while leveraging blockchain to reduce costs and increase transparency.

Figure Connect, which already handles a substantial volume of mortgage and HELOC loans, will now have access to Kiavi’s borrower base and loan origination capabilities. This integration allows Figure to tokenize these real-world assets (RWAs) into digital securities, offering investors a regulated, on-chain pathway to real estate debt exposure.

The move also signals a broader trend: traditional financial institutions are increasingly recognizing the efficiency gains from blockchain-based settlement. Figure’s use of its Provenance blockchain for loan origination and tokenization demonstrates how RWAs can be brought on-chain without sacrificing regulatory compliance.

For the broader RWA sector, this acquisition underscores the growing importance of vertical integration. By controlling the entire loan lifecycle—from origination to tokenization—Figure can offer a more seamless product to institutional investors seeking yield from real estate-backed tokens.

Forward-Looking Perspective

Looking ahead, we expect Figure to continue acquiring or partnering with traditional lenders to scale its tokenized mortgage pipeline. The Kiavi deal may also set a precedent for other blockchain-based platforms seeking to integrate legacy financial infrastructure, potentially accelerating the tokenization of the $20 trillion U.S. residential mortgage market.

Investors should watch for increased secondary market liquidity for tokenized real estate assets, as well as regulatory clarity that could unlock broader institutional adoption. With Figure’s Nasdaq listing, the company is well positioned to lead this charge, but competition from other RWA platforms and traditional asset managers will intensify.
